How much does it cost to refinish hardwood floors?

Most hardwood refinishing runs in the range of $5–$8.50 per square foot, with a typical full sand-and-finish landing around $6–$7.50. Where you fall depends on the floor's condition, the wood species, whether you're changing color, repairs, and the finish you choose. Condition is the biggest driver, so the only real number is the one we give you after seeing your floors. Estimates are free.

Is it cheaper to refinish or replace my hardwood?

Refinishing, by a wide margin — usually a fraction of the cost of replacement, since you're restoring the wood you already have. Refinished hardwood also returns some of the best resale value of any interior project. Replacement only makes sense when the wood is too damaged or too thin to save, and we'll tell you honestly which camp your floor is in.

How long does the work take?

Refinishing typically takes 2–6 days; installation usually runs a few days plus acclimation time beforehand. Site-finished floors add finishing and curing time. We give you a real schedule before we start.

How many times can a hardwood floor be refinished?

Solid 3/4" hardwood can usually be sanded several times across its life. Engineered floors depend on the thickness of their wear layer — generally one to three times. We measure yours and tell you exactly where it stands.

What's the difference between a refinish and a buff & coat?

A buff & coat (screen & recoat) refreshes a finish that's dull but still intact — lightly abrading it and adding fresh finish, no deep sanding. A full refinish sands down to bare wood and is needed when the finish is worn through, the wood is damaged, or you're changing color. We'll tell you which one you actually need.

Which finish should I choose?

We recommend and mostly use water-based polyurethane — it stays clear, won't yellow, dries fast, is low-odor, and is better for your home and family. We think it's simply the better finish. Oil-based is available if you specifically want that warm, ambered look, and natural penetrating oils give a matte, spot-repairable finish with periodic upkeep. We'll help you decide.

Do you do custom stain colors?

Yes — custom color is one of the things we're best known for. Tell us the look you're after and we'll create it on your floor, testing the stain on your actual wood before we commit. For a new floor or full refinish, you can have any color you want; for blending into an existing floor, we'll get it as close as it can be done and tell you honestly what to expect.

Do you have a showroom?

We do — on Wisconsin Avenue in downtown Oconomowoc. Come in to see species, feel samples, and look at finishes in person.

What is wire brushing?

Wire brushing is a texture add-on to our sanding process. A rotating wire brush pulls the softer part of the grain out of each board, leaving the harder grain standing — a subtly textured, matte, European look. Beyond looks, texture is practical: a wire-brushed floor hides everyday scratches, dents, and dog traffic far better than a smooth floor. It works best on oak, and we price it as a premium add-on to a refinish or new site-finished install.

Do you handle dust?

Sanding makes dust — anyone who promises 'dust-free' is overselling. Our machines run with vacuum containment that captures the vast majority of it, and we clean thoroughly before any finish goes down. Expect a light wipe-down afterward, not a disaster.
